Income and Money Management

Your rent pays for the services we provide. It provides us with the money we require to make improvements to your home, undertake responsive and cyclical maintenance and build new homes.

Axiom is committed to delivering excellence in customer service at all times. In order to achieve and maintain excellent customer service, we have developed a series of service standards.

The information below, explains our rents standard so that you know what to expect of us when you access this service.

Your rent pays for the services we provide for you and other tenants. It is therefore important that everone pays on time.

Introducing Axiom’s welfare advice service for our tenants

Angie Noble is Axiom’s Income Management Advisor, and her role is to help our tenants ensure that they are receiving any benefits they are entitled to – this includes assisting with the claiming process, liaising with the many benefit departments on their behalf and helping to challenge decisions regarding benefit entitlement that are felt to be unfair. Rent Standards

  • We will review and amend our rents and service charges on an annual basis, giving at least 28 days notice of annual charges before they apply.
  • We will send you a quarterly rent statement.
  • We will send you a rent statement with all rent arrears letters along with a letter from the Income Management Advisor offering advice.
We offer a variety of way to pay your rent, including:
    Through your bank or building society by Direct Debit
    Through your bank or building society by Standing Order
    By debit or credit card over the telephone
    Cheque
    Anywhere displaying the Palpay facility using your FCS card
    Through housing benefit (where applicable)
    You can also pay by cheque, debit/credit card or cash by visiting us at Axiom House in Maskew Avenue, Peterborough.

Rent Arrears and Rent Arrears Standards

Remember rent is due in advance, either weekly or monthly, as per your tenancy agreement. You must pay your rent or you will become in arrears and could be at risk of losing your home.

  • All new tenants will receive a health check visit/phone call three to four weeks after moving into the property to ensure that your rent accounts are under control.
  • We will maximise income through a firm, proactive and personal approach to managing arrears, taking legal action as a last resort.
  • We will give you an opportunity to make an agreement or arrangement to clear your arrears before taking any legal action.
  • We will not execute possession proceedings, where arrears are solely due to delays in housing benefit payments from the Local Authority.
  • We will refer you to a specialist debt agency, Income Management Advisor, if appropriate or requested.
  • We will provide assistance in completing housing benefit forms if required, or liasie with housing benefit departments.
  • We will always have a duty officer available during office opening hours to discuss arrears with you and give advice.

Are you struggling to pay your rent?

If you find that you are stuggling to pay your rent, the most important thing to do is to call to speak to our Income Management Team on 01733 347135. Alternatively Axiom Residents' Forum are there to help you with problems relating to your home and tenancy, however big or small. They can act as your advocate. Just call us and ask to be referred to a member of the ARF Committee.

You may be able to claim extra benefits or sort out a repayment plan to clear any arrears.

If you ignore rent arrears, we may take legal action and this could result in repossession of your home.
